1.
Open any texture image.
|

2.
Turn your image to Black & White.
|
 |
(Optional)
You might want to Invert (CTRL+I) your image.

Adjust the Levels to increase the contrast and
reduce the grey areas. |

4.
Select an area that you like and clean it up.
5.
>Edit>Define Brush to create your brush. |
